How to buy a HUD home in Alabama

Everything Alabama buyers, investors, and 203(k) rehab pros need to know about HUD-owned homes — bidding, financing, and closing.

What is a HUD home?

A HUD home is a 1-to-4-unit residential property that was originally purchased with an FHA-insured mortgage, foreclosed on, and taken back by the U.S. Department of Housing and Urban Development. HUD then re-sells these homes to the public through its official listing portal, the HUD Home Store, using a network of registered listing brokers.

HUD homes are sold "as-is" — meaning HUD will not make repairs — and they're often priced below comparable market values because HUD wants to move inventory quickly.

What does IE, IN, and UI mean?

Every HUD listing has a two-letter financing code that tells you what kind of loan works:

Exclusive vs. Extended listing periods

Every HUD home starts in an Exclusive Listing Period — typically the first 15 days — where only owner-occupants, nonprofits, and government agencies can bid. This gives regular families a head start over investors.

After the exclusive period closes without a winning bid, the home moves to the Extended Listing Period, where investors can bid alongside owner-occupants.

Some homes also enter a Lottery Period for very-low-priced properties, which uses a random selection instead of highest-bid.

How to place a bid

  1. Get pre-approved. HUD requires proof of financing (or cash) with every bid.
  2. Contact a HUD-registered broker. Only registered brokers can submit bids — buyers cannot bid directly.
  3. Get bid strategy. A good broker will pull comps, review the Property Condition Report, and recommend a bid price based on days-on-market, financing type, and competition.
  4. Submit electronically. Bids are sealed and submitted through HUD's bidding system before the deadline (usually midnight Central time).
  5. Winning bids announced next business day. If accepted, closing typically follows within 30–45 days.

The FHA 203(k) loan — the secret weapon for UI listings

Most Alabama buyers don't realize you can buy an "uninsured" HUD home with an FHA loan by using the FHA 203(k) renovation loan. The 203(k) rolls the purchase price AND repair costs into a single FHA mortgage, still with just 3.5% down. This means the UI-labeled homes that scare off most buyers become huge opportunities for anyone willing to renovate.

Not every lender does 203(k) loans — but I work with several Alabama-based lenders who specialize in them. If you're seeing a UI home you like, ask me about a 203(k) analysis before you skip it.
